FULLER REALTY @ LAKE MARTIN INC. 6628 Hwy. 49 South, Dadeville, AL 36853 - Phone 256-825-3435 Fax 256-825-3436 VACATION RENTAL CONTRACT This vacation rental contract is a legal agreement between Fuller Realty @ Lake Martin Inc. and you, the Renter . This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Fuller Realty @ Lake Martin Inc. Fuller Realty @ Lake Martin Inc. will notify the Renters by email or written mail when their reservation is accepted. Payment Policy: In order to hold your reservation, we must receive a valid credit card. NO CHECKS! Balance of payment must be received before the keys to the vacation rental are released. Credit cards cannot be changed once reservation is made. Cleaning Policy: The Vacation Rental must be left in suitable condition, as found. A cleaning fee is automatically charged in the total cost of the rental. The processing and cleaning fee is non-refundable. Tax Policy: State of Alabama requires us to charge a 4% Lodging Tax. Reservation Policy: We, the Renters (also referred to as (Tenants÷ and (Guests÷) agree to the following: 1) Occupancy and use of premises shall not be such as to disturb or offend neighbors or residents. The agent has the prerogative to terminate this agreement and to ask disruptive Guests to vacate the premises. 2) We will be completely responsible for any and all damage to the cottage or property caused by our negligence. 3) We will notify Fuller Realty @ Lake Martin Inc. of any damage upon arrival. Information regarding individual listings is believed accurate but cannot be guaranteed. Guest(s) inspection of the premises is encouraged. 4) We will hold the owners /Fuller Realty @ Lake Martin Inc. harmless from any and all bodily injury and/or property damage incurred on the property arising out of our negligent acts or omissions. See disclaimer below. 5) All reservations must be cancelled 5 days prior to arrival to receive a full refund less a $50.00 cancellation fee. All reservations cancelled within 5 days to arrival will result in forfeiture of entire reservation amount after check-in. 6) There are no refunds for early departure. 7) Guest(s) shall leave premises in clean, undamaged condition. If unit is not left in suitable condition, guest understands that agent reserves the right to charge guest for any repairs or special cleaning. 8) Balance of rental payment is due upon arrival. 9) All doors and windows are to be locked upon check-out. 10) We will not hold the owners/Fuller Realty @ Lake Martin Inc. responsible for any items left after our check out. 11) Lost keys will incur replacement costs. 12) This is not a party house. 13) This is a NON SMOKING vacation rental. 14) NO PETS allowed unless unit is specified pet friendly. 15) The Renter must be 21 years of age to book this Vacation Rental. We reserve the right to refuse service to anyone. We will not be responsible for accidents or injury to guests or for loss of their money, jewelry or valuables of any kind. Disclaimer: Renters understand that the Homeowners are not responsible for any personal injury. And further that the homeowners are not responsible for any personal injury or loss or damage to tenants¦ property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat, accidents related to fire, heaters, stoves, or any unforeseeable circumstances. Under no circumstances will tenants or their guests hold the owners of the Vacation Rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm. This agreement and disclaimer applies to Renters and all guests in the Renters¦ party. I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all conditions stated herein.
